ACCESSORY DWELLING UNITS (ADU)

An Accessory Dwelling Unit (ADU) is an attached or detached additional residential building that occupies the sme lot as a primary reisdence.
You are allowed to build an Accessory Dwelling Unit on a residential lot, but your local jurisdiction may not have adopted this new zoning ordinance. Check with your town before proceeding with your project.
You can build a stand alone unit, convert existing space inside your house, or convert an existing strucutre on the property.
Another name for these residences are Granny Flats / Guest Houses / In-law Units / Secondary Dwelling Units / Carriage House / Accessory Dwelling Units (ADU)
An ADU can provide additional income in the form of rent. It will generally make use of the water and energy connections of the primary house. IMPORTANT: Constructing an ADU could include various cost, including a hefty tax bill, which could limit overal profit.
Check and sign up with your town if they adopted a Plus One ADU Program which can provide up to $125,000 in non-pay back loans to homeownes who qualify.
